16 June 2026 — IJM Land just launched their new development at Jalan Cochrane, sitting on top of the MRT tunnel. Officially named The Linque, the project has a reported GDV of RM600 million, comprising 586 residential units and a retail component. Unit sizes and pricing are expected to be released in the coming months.

Present — why developers are moving here

After the success of Tun Razak Exchange — securing major players like HSBC, Prudential, Affin Bank, and the recent launch of Huawei's lab — MNCs are gradually moving into the area, with TRX targeted to become Malaysia's first financial hub. The spillover is obvious: developers are shifting focus toward the southeast direction, toward IKEA and MyTown Cheras.

The movement from developers themselves speaks volumes. Sunway, Binastra, and IJM each play a different role here:

My advice

Calvin Siew's take

If you're looking for a property investment within the city centre but are overwhelmed by Airbnb as a rental income strategy, be sure to look at Jalan Cochrane. I forecast more excitement coming from this area — Binastra Cochrane 2, and other vacant land nearby.

For a property one MRT station from TRX and two stations from Bukit Bintang, it's safe to say RM1,200–1,300 psf isn't overhyped — it's right in the sweet spot between RM1,000–1,100 (based on One Cochrane Residence). Of course, there are other choices within similar budgets too, such as Pavilion Damansara Heights or Bangsar.

Projects in Jalan Cochrane are well-positioned for this target profile:

Expats commuting without private transport
Families wanting city-centre proximity on a limited budget
Students from the upcoming Monash University campus
